What is included in your standard house construction package in Bangalore?
Our standard package covers the full civil build: RCC framed structure in M20 concrete with FE 550 TMT reinforcement, solid block masonry, plastering, vitrified and anti-skid flooring, glazed wall tiling in wet areas, engineered and WPC doors, uPVC windows, concealed electrical and plumbing, an RCC underground sump and overhead tank, waterproofing to terrace and sunken slabs, and interior and exterior painting. Every item is listed in full on our specifications page, and anything outside it is quoted as a separate written variation.
What grade of concrete and steel do you use?
M20 grade concrete with M-sand, supplied as ready-mix for columns, beams and slabs, and FE 550 grade ISI-marked TMT reinforcement bar. Cement brands used are Birla Super, UltraTech, Ramco or ACC.
Why don't you publish a per-square-foot rate?
Because material and labour rates in Bangalore have been volatile, and a published rate would either be out of date or would have to be protected by quietly reducing the specification. We quote against a detailed Bill of Quantities using rates current on the day of quoting, after visiting your site.
How do you prevent cost overruns?
Scope and rates are locked in a detailed BOQ before work starts, payments are released against completed milestones rather than dates, and any change is issued as a written variation order with its cost approved by you before the work is carried out.
Do you handle both the construction and the interiors?
Yes. Civil construction, MEP and interior fit-out are delivered by one team under one contract, which removes the coordination gaps and blame-shifting that happen when a homeowner appoints separate civil, electrical and interior contractors.
How long does it take to build a house in Bangalore?
A new G+1 independent home typically takes eight to fourteen months depending on size, approvals and material availability. Full house renovations typically take three to six months. You receive a phased work schedule before site work begins.
Do you take on full home remodelling of older houses?
Yes — full remodelling is a core part of our work. It covers structural assessment and repair, layout changes, complete rewiring and replumbing, waterproofing, new flooring, doors, windows, painting and complete interiors.
Can I choose my own tiles, sanitaryware and fittings?
Yes. We take you to the supplier and you select within an agreed allowance. If you choose something above that allowance, we confirm the difference in writing before ordering — nothing is substituted or upgraded on site without your approval.
Which areas of Bangalore do you work in?
We are based in the Horamavu–Hennur–Kammanahalli belt and work across east and north Bangalore, including Kalyan Nagar, Banaswadi, HBR Layout, Ramamurthy Nagar, Kasturi Nagar, Thanisandra, Nagawara, KR Puram, Kaggadasapura, CV Raman Nagar, Whitefield, Hebbal and Yelahanka.
Do you provide a warranty after handover?
Every project closes with a formal punch list, snag rectification and a final walkthrough before possession. Defect liability terms are stated in the contract, and structural and waterproofing items are covered for the period specified there.
